Property management (placeholder photo)

Own the property. Skip the eleven o’clock phone call.

Leasing, rent collection, maintenance and the paperwork that comes with all three.

Where the work goes

Management is a transfer of tasks, not of ownership. This is the line we draw.

We handle

  • Marketing the property and running showings
  • Screening: credit, income, rental history, background
  • The lease, the addenda and the renewals
  • Rent collection, and chasing it when it is late
  • Maintenance up to the limit you set
  • Monthly statements and year-end documents
  • Notices, filings and the eviction process if it comes to that

You keep

  • The asset and everything it appreciates
  • The final say on any spend above your limit
  • Approval of the tenant we recommend
  • The rent, less what is listed opposite
  • The right to sell whenever you choose
  • A direct line to the person managing it

Owner questions

What owners ask before handing over the keys.

What do you charge?

A percentage of collected rent plus a leasing fee when we place a tenant. No charge in a month where the property sits empty, because we should be feeling that too.

Who handles maintenance?

We do, up to a spend limit you set. Above it we call you first. You see every invoice.

What if a tenant stops paying?

We start the process the day rent is late, keep you informed at each step, and handle the filing if it gets that far.
